Recurring under-slab copper pinhole leaks caused hot water pressure drops and $400 monthly utility spikes.
What we did
Isolated the subterranean manifold, ran overhead PEX-A through the attic chase, installed individual shutoff valves, and restored the drywall openings.

The compressor grounded out in a 104°F July week with a full dining room and no day to close.
What we did
Replaced the burnt condenser with a variable-speed inverter system, then rebalanced the ceiling cassettes so the counter and the far tables hold the same temperature.
4 ton · 18 SEER2 inverter · Ceiling cassettes rebalanced

The main living space never held temperature: one undersized return could not keep up with a two-storey open plan, and the old registers whistled all evening.
What we did
Added a second return, replaced the trunk takeoffs, set flush ceiling diffusers, and put the ceiling and the floor back the way we found them.
Two-storey open plan · Second return added · Flush diffusers
